Independent presale property review
That isn’t a failing. It’s proximity. You chose the tiles. You know why the door sticks. You stopped seeing the room the way a stranger will.
BUYERSEYE is an independent presale property review from The Design Concierge, prepared by a practising, licensed buyers agent for homeowners across Noosa, the Sunshine Coast and Brisbane. It gives you the view you cannot give yourself, before the photography, the campaign and the first open home.
Who is paid to say no?
Your selling agent is there to sell the property. Your trades are there to quote the work. Your stylist is there to prepare the presentation.
Every one of them is doing the job you engaged them to do.
None of them is paid simply to tell you what not to spend money on.
Before the campaign begins
Improvement does not automatically translate to value. Some work is noticed. Some is merely new.
The small uncertainty you dismiss can become the reason a buyer hesitates or discounts.
Once photography and marketing begin, there is little room to reconsider the property through fresh eyes.
The review
Walk through, assessment and written report.
A practising buyers agent walks the property as a buyer would, at the pace a buyer would, noticing what familiarity has made invisible to you.
Every observation is tested against real buyer hesitation, perceived value and the likely campaign. Not against taste, and not against what is easiest to arrange.
A concise report separates what is worth doing, what removes a buyer’s doubt and what should be left alone. You keep it, and you decide what happens next.
No trades. No commissions. No percentage of the work. The advice is the product.
What you receive
Changes likely to improve how a buyer reads the property, and worth the disruption of doing before a campaign.
Small fixes that remove an objection a buyer might otherwise raise. Individually minor. Together they shape whether a buyer feels comfortable or starts looking for a reason to discount.
Work unlikely to return its cost before sale. Saying so plainly, in writing, is part of what you are paying for.
The evidence
A rental that came to us as a request for one coat of exterior paint and sold under the hammer at auction, a deceased estate brought to market on the agent's fixed date, and an empty nester home holding eighteen years of belongings. Each is set out in the owners' own words, with the project record, what the review ruled out, and who was paid for what, including the parts that reflect less neatly on us.
Disclosed. On all three of those engagements the preparation was carried out by The Design Concierge under a separate engagement and a separate fee. The review fee is never credited against that work, and no recommendation changes according to whether the work is taken up. Most engagements will not go that far. A vendor who wants the review and nothing else is the normal outcome, not a failed one.
Independence, disclosed
BUYERSEYE was developed from more than two decades of property experience at The Design Concierge. That experience informs the assessment. It does not create an obligation to engage The Design Concierge, to use a recommended trade, or to proceed with any work at all.
Any later work is optional, separately scoped, separately engaged, raised only after you have made your decision, and disclosed to you when it is raised. No work is quoted or sold during the review.
The advice comes first. The choice remains yours.Plain answers
Sometimes. If the property already presents well and the money is better kept in your pocket, that is the recommendation and it goes in writing. An honest no is a large part of what you are engaging.
No. BUYERSEYE does not quote, supply or manage trades. The report names priorities, not suppliers.
Only if you choose to share it. The engagement is yours and so is the report.
You are free to. The reasoning behind each recommendation is written down, so you can weigh it yourself rather than take it on trust.
No. Styling prepares a presentation. This assesses the property against how buyers actually behave, and it happens before any of those decisions are made.
Yes. An introduction from the selling agent is a normal way to begin. You engage BUYERSEYE directly, and no referral fee is paid in either direction. We highly recommend the agent be present at the initial walk through with BUYERSEYE.
For selling agents
An independent buyer perspective can give a vendor a clearer basis for what to do, and permission to stop doing the rest. It does not compete for the listing, and it keeps you out of the middle of the preparation.
