For selling agents

The preparation conversation, without you in the middle.

Most vendors ask the same question before a campaign. What should we do first? However fairly you answer it, your answer arrives attached to your interest in the sale.

BUYERSEYE is an independent presale review. The vendor engages directly, pays a fixed fee, and receives written priorities from a practising buyers agent who is not quoting the work and not carrying it out.

The position you are in

Your advice is good. Its source is the problem.

Tell a vendor to spend and you own the outcome. Tell them not to and you may be asked later why the property was not better presented.

Recommend a trade and you have quietly taken on the trade. None of that is a failure of judgement. It is the position the listing puts you in.

The advice is not doubted because it is wrong. It is doubted because of who is giving it.

What that costs you

Preparation is the part of the job that pays you nothing.

The preparation becomes yours

Recommend a painter and you have taken on the painter. The campaign has not begun and you are already managing trades and timelines.

Advice that reads as interest

The vendor knows what you stand to gain. That is not a reflection on you, it is the structure, and it quietly discounts everything you tell them.

A launch that slips

Preparation without priorities expands to fill whatever time it is given. Weeks go to work that was never going to change the result.

How it works

You introduce it. Then you step back.

Vendor pays $850

Fixed fee. No referral fee paid or received, in either direction.

You suggest a review

You raise an independent presale review as an option. The vendor engages BUYERSEYE directly and the fee is theirs. You are not a party to the engagement and you carry none of it.

The vendor gets it in writing

A walk through, then a concise report in three columns: worth doing, remove the doubt, leave alone. The uncomfortable half of the conversation is now on paper, from someone who is not paid for the work that follows.

You return to the campaign

You come back to a vendor who has decided, understands their budget and knows why. You did not quote the work, arrange the work or guarantee the result.

The report belongs to the vendor. You see it only if they choose to show you.

On Project MR01 the agent introduced a rental going to market. It sold under the hammer at auction and set a street record. On Project PB22 the agent introduced a deceased estate on a fixed campaign date. In both cases the agent was paid nothing for the introduction, had no part in what the review recommended, and kept the listing.

The obvious question

Yes. A buyers agent is walking your vendor’s property before it lists.

It would be reasonable to stop there. So the boundaries are written down rather than assumed.

No buyer is introduced to the property. Not before the campaign, not during it, and not afterwards. The engagement ends with the report.

No approach is made to the owner about an off market sale. The review is not a way in and it is not used as one.

BUYERSEYE does not act for a buyer on a property it has reviewed. A property that has been through a review is closed to the buying side of the practice.

Nothing about the property is passed on. Not the condition, not the motivation, not the timing, not to a buyer and not to a competing agency.

No referral fee moves in either direction. Nothing is paid for an introduction, either way. Any later work through The Design Concierge is separately engaged and disclosed, and it is never credited against the fee.

These will be signed if your agency wants them signed. A written undertaking on any or all of the above is available on request, before the first property is walked.

Disclosed up front

The Design Concierge is behind it, and says so.

BUYERSEYE came out of more than two decades of property and renovation experience at The Design Concierge. That experience is why the assessment is worth something. It does not make the review a way of selling the work.

Any later engagement is optional, separately scoped, raised only after the vendor has decided, and disclosed when it is raised. If a vendor wants nothing further, that is the normal outcome, not a failed one.

Before you pass it on

See exactly what your vendor will read.

The vendor facing page makes the same argument in their language, without any of the commercial detail on this page. Worth a look before you mention it to anyone.
